A comprehensive code for homebuilding, this book combines building, plumbing, mechanical, fuel gas, energy, and electrical provisions into a single resource. The 2009 International Residential Code For One- and Two- Family Dwellings uses these provisions to provide detailed insight into the construction of one- and two-family dwellings and townhouses up to three stories high. Using foundational principles that facilitate the use of new materials and building designs to guide the content, this reference guide also establishes minimum regulations using prescriptive provisions.

As a result of a 2002 court case, much of the local building codes can now be found online for FREE at:[...]If link is outdated, then Google: "international residential code" + "Public Resource" to find the page on the public.resource.org site.I found most of Georgia's building code in a 756 page PDF document, but for 2006 instead of 2010. The information doesn't change much year to year and many local inspectors are known to not be current, so this is a great resource if you don't have to have the latest edition.According to the case (293 F.3d 791, 5th Cir. 2002 - VEEK vs. Southern Building Code), building codes that are written into LAW are "owned by the people" and therefore part of the public domain and not protected by Copyright.Check out Wikipedia for International Building Code for further info.Good luck!

Loose leaf version is the way to go. It comes in a binder that lays flat and has tabs for easy reference.

I am happy with this purchase. The book was shipped when promised and the packaging was very good. The new IRC has a lot of good updates in it.

Don't bother buying this, the charts are very tiny and do not resize so you can't read them. It is hard to navigate using the very limited TOC, you only get "Parts" and no 'Sections' so there is a lot, I mean a lot of scrolling, to find the section you need. I ended up taking a screen shot of the table of contents and printing it out so I could navigate better. You can not print at all, hence the screenshot, you can not highlight and print anything. This is not worth the money. It is a rip off. I wish I could return it!

All people who are needing to draft, design, architect, or review a residential home NEED this book. Keep it by you as you work and save your clients time and money by doing it right the first time. It is not a book you sit down and read, so if you are worried about reading a big book, don't be. You don't have to sit down and study it. It is too big to remember everything in it. This is a bench-side reference. This book is about building codes for your area. It contains what is allowed and what is not allowed and how you must do it. Don't waist your time drawing it one way only to find out it's back to the drawing bard for you. That will cost you time, money, and a re-submitle. I was familiar with the book before I bought my copy.

What's to say? If you need it you gotta have it. The publishing houses that have captured the regulatory reference markets republish as they please, and the regulators require that you buy updates to do business. Frankly I found The UBC-Codes of the 70s more useable, back when they were hand-sized and addressed core issues. Unfortunately the IBC/IRC has become so wordy that it includes typos and nonsense. But hey, either get involved and object effectively, or just write the check -- not much choice, they've captured the market, mandated by officials who know no better.

This is the standard IRC 2009 code book. Great reading! :-) One of the reviewers said that it contained the tabs and the one I received did not. If you want the tabs you'll have to go to the ICC website. The tabs are very helpful.

This study guide was not helpful for taking the certification examination. Only oe or two similar questions appeared on the exam. The major questions on the examination were not discussed in the book. Like the convenience of getting code books on line.
